No floor finish can last forever, over time traffic areas may become dull, worn, or scratched.  When signs of wear develop, recoating the wood floor with a urethane finish will restore the gloss/shine and give the floor a uniform sheen.  If this is done before it wears down to the bare wood you should never need to have your floors sanded.

The life of a finish will depend upon the volume and type of traffic on the floor.  Under severe conditions recoating could be needed as often as every six months.
